With ASI Reisen, Sn?hetta developed a new officebuilding that reflects the company's work culture and its specialization insustainable travel. The design is based on an open office concept and the topicof "symbiosis between nature and people" - a topic that shapes the work of the company andwas developed together with the employees. The new timber construction with 65jobs is located in Natters, south of Innsbruck, Tyrol.
A “green curtain” blends the wooden structureharmoniously into the surroundings, which are dominated by the forest. Thefour-storey building was implemented as a timber frame construction, combinedwith solid wood elements, in order to optimise material consumption.
The basement and the stiffening core of thebuilding are made of reinforced concrete. Wood was also used for the mullionand transom facade, the windows, floors and acoustic panels. A traditionalmethod of wood preservation was used for the wooden facade, so-called yakisugi,in which the wood surface is slightly charred and thus carbonised. The charredwooden surface not only makes the facade waterproof and durable withoutadditional painting, but also protects against insects.
Inside, gallery rooms create a large, open andflexible office space over several floors, which includes individual workplacesas well as a reception area, meeting niches and rooms, a relaxation room, acafeteria, showers and changing rooms. Generous glass surfaces offer views andstage the view of the surrounding mountains and forests. The open office isdesigned for 65 employees and can be flexibly adapted to future needs ifnecessary.
Visitors are welcomed in the so-called “Base Camp”,a foyer spanning two floors, where the company's history is told on large wallpanels. A “plant shelf” supports the division of the office zones and offersstorage space and shelf space. A bridge connects the new building with anexisting building, which includes meeting and relaxation rooms.

A metal climbing frame is hung in front of theblack wooden facade, which is also used as a balcony on the west side. Thegreen facade made of climbing plants serves as glare protection and shading thegenerous glass surfaces. The 118 climbing plants, which are made up of 17different summer and evergreen species and grow in troughs, change theappearance of the facade over the course of the year and thus also adapt the thermalinsulation to the season. The “green buffer zone” and its microclimate reducethe energy required to cool the building.
The rainwater from the roof areas is collected inan underground cistern and feeds the automatic irrigation system for the plantson the facade and in the garden. Together with the 1215 new ones The greenfa?ade also contributes to biodiversity in the outdoor area, which consists of73 local species.
The energy concept, which enables optimalcoordination between the building services and the building, was checked andadapted using a thermal-dynamic building simulation. A reversible air-waterheat pump system (40 kW) heats and cools the building via the floor heating orcooling. Room temperature, humidity, CO2 sensors and wind sensors control thenatural ventilation fully automatically via mechanically driven ventilationblades. The natural ventilation uses the thermal lift and the wind pressureratios to flow through the building with fresh air. The degree of opening ofthe ventilation flaps and the opening time and duration depend on theenvironment and the room climate, which is constantly checked using target andactual values. A photovoltaic system is operated on the roof as a surplussystem. The electricity generated there covers part of the own electricityconsumption.
